Greg Healing: You Google Babcock Ranch, and now you’re knee-deep in solar panels, HOA fees, and people riding golf carts like it’s a competitive sport. I’m answering the top questions people ask about living here. The ones they don’t always get the real answers to. Without further ado, let’s jump into that.

Here’s a big one: Is Babcock Ranch really 100% solar powered? Yes, but not off-grid Prepper-style solar. There’s a giant solar farm. It’s powering the regional grid, and it’s owned and operated by FPL. Now, Babcock Ranch, they pull from that. Your lights are going to come on when you flip the switch, but it’s not like you’re running on a battery backup system in your garage. It’s cleaner energy, no outages due to the high-tech battery backup systems that are on site that are going to feed to the underground utilities.

Now we got: How much are the HOA fees? HOA fees at Babcock Ranch, they’re going to run anywhere from about $141 to just over $900 a month. That’s a big spread, but the difference is going to come down to what’s included. Now on the low end, you’re getting high-speed fiber internet plus access to the town’s parks, trails, and signature amenities. On the high end, think resort-style perks, golf courses, restaurants, tennis, resort-style pools, pickleball courts, and extra condo fees that are going to cover building maintenance and insurance for those golf course condos. Somewhere in the middle, it can range from about 300 to $500 per month, and it really depends on if it’s gated or not. If there’s landscaping or you’re going to do it yourself, or community pool, water park, maybe. Maybe there’s no pool, but the bottom line is you’re not just paying for someone to mow the lawn; you’re investing in a lifestyle. It just really comes down to what version of Babcock Ranch living you really want to buy into.

What’s a CDD, and how’s it different from the HOA? The CDD is the quiet line item in your taxes that’s going to cover the cost of roads, utilities, and infrastructure. Basically, it’s the bones of the community, and I refer to it as the infrastructure tax. The HOA, they’re going to handle the visible stuff, landscaping, keeping up with the amenities, and enforcing the rules so your neighbor doesn’t turn their yard into a junkyard. You pay both. Neither goes away, but now at least you know where your money’s going.

Do I still get a utility bill if it’s solar-powered? Yes, solar power doesn’t necessarily mean free power; it just means it’s generated sustainably. Internet is included as part of your HOA. The electric bills are typically lower than average. Water, that’s kind of where it creeps up. Typically, on a three to four-bedroom home, you’re going to be looking at about 300 to $500 a month total for your utilities, and that really depends on your usage, obviously. Now, is it cheaper than Miami? Absolutely. Is it free? No, not unless you’re running the place on candles.

Hey, here’s another one. How far is Babcock Ranch from the beach of Fort Myers? Well, you’re looking at about 35 to 45 minutes to Downtown Fort Myers, Punta Gorda, or Cape Coral, and you’re looking at about an hour or more to most beaches. I would say typically, personally, I like to go up north to Nokomis or Siesta Key for a relaxed vibe. If you want the Key West feel, Fort Myers Beach is where it’s at. Either way, that’s a quick day trip or just enough time to finish a podcast and a coffee. Now, in return, you can get peaceful streets, no tourist traffic, and space to just breathe, or more of an upbeat style.

Can I buy a resale home, or is everything new construction? You got both. New builds will offer incentives, builder warranties, and that clean slate feeling. Most of the real estate that is bought in town, it stems from new construction simply due to the amount of homes being built. Resales often have upgrades already in place, more mature landscaping, and you guessed it, no bulldozers next door. Now, as time goes on, more and more resales are going to compete with new construction as they are starting to now more and more, but there are still about 13,000 homes that they plan to build here. Your best fit depends on your wants and needs, and everyone has a different idea of what that looks like, and that’s where I, or someone from my team, comes in to help.

Here’s one: Is Babcock Ranch pet-friendly? Very. Dogs and strollers-level pet-friendly. There are dog parks, trails, water bowls outside of shops. Your pet will probably have more amenities than your last apartment. There is even a pet owner’s page for Babcock Ranch on Facebook.

What’s the social vibe there? It’s active, and I mean very active. Concerts, food trucks, adult co-ed sports rec leagues, cornhole, tai chi, community events, yoga, trivia nights, and tons and tons more. If you want to meet people, you’ll have no problem. If you’re more of a keep-to-myself type, you can do that, too, but be prepared to wave a lot. It’s that kind of town.

What’s the catch? Is there anything I should worry about? No. Is it a perfect utopia? No, there’s still construction happening. Some neighborhoods feel a little bit more in progress than finished, and if you’re used to a completely unregulated living, the HOA might take some time to adjust to, but overall, it’s one of the few places where planning, sustainability, and lifestyle actually align.
