Modern Florida Homes at DiVosta’s Terra Walk

Looking for modern Florida homes?

Something worthy of this century, not mid century modern last century.

How about this scenario?

You check out an amazing Florida sunset from your lanai with a glass of wine.

You pull up the Sonos app on your smartphone and ask it to stream T Swift’s Holy Ground throughout the in-field speakers throughout the home.

You walk through the retractable zero corner sliders from the lanai into the living room, as indoor and outdoor spaces seamlessly integrate.

You sit on the couch and ask your Beam Voice Control system to play The Devil Wears Prada on the Sonos Home Theater. As Meryl Streep makes her grand entrance, you ask Alexa to lower the motorized shades in the living room.

Sounds like something out of an old Jetsons cartoon, right?

DiVosta Delivers Modern Florida Homes in Babcock Ranch

These kinds of whiz-bang futuristic electronic conveniences are available through builder DiVosta Homes’ partnership with Vitex, a smart home and security affiliate. We’re talking smart locks, thermostats, lighting and audio systems, all operated with voice control.

“If you want to add speakers in the ceiling, or if you want to add speakers in the lanai, security cameras; we do motorized shades,” adds Jon Dailey, a DiVosta New Homes Sales Consultant. “If you want to say, ‘Alexa, lower the shades in my primary bedroom,’ we offer that.

DiVosta’s modern Florida homes are sprouting up at the TerraWalk community just across the Lee County border in Babcock Ranch.

Green Modern Home Features Standard With All Homes

Modern homes are green homes.

“Not only do we do R-30 ceiling insulation, we do insulated fiberglass entry doors,” says Dailey, “We do hurricane block all the way around.”

What Is R-30 Insulation?

This is high-performance thick insulation (about 9.5-10″ thick). The “R” designates resistance to heat flow. This green feature significantly reduces heat flow, improves energy efficiency and lowers utility costs.

Modern Energy-Efficient Entry Doors

Another green feature is insulated fiberglass entry doors. Instead of wood that can chip or buckle, the entry door is made from insulating polyurethane foam core, bonded with two outer molded fiberglass skins and reinforced with a sturdy frame.

The core offers superior insulation to steel or wood, lowering heating and cooling costs. These entry doors withstand high winds and offer design flexibility, as they can be painted or stained and come in a variety of styles.

Hurricane Glass Surrounds Your Home

The entry doors complement the impact-resistant windows that cover the entire home. These are High Velocity Hurricane Zone (HVHZ) Rated, Low-E Screened Windows or a top-tier, impact-resistant window system designed for maximum protection in high-risk areas like Southern Florida, susceptible to hurricanes.

These windows are:

  • Engineered to withstand extreme Category 5 hurricane wind speeds (170-200+ mph)
  • Protect against flying debris
  • Improve energy efficiency
  • Keep insects out

The windows are not the only modern feature meant to safeguard against dangerous hurricane conditions.

Modern Florida Homes Cinderblock Moat

DiVosta Homes at TerraWalk offers quality construction with hurricane block throughout. These are concrete masonry units (CMUs) that make up the outer walls of the home.

The blocks are 8″ thick, initially hollow but reinforced with vertical steel rebar and filled with poured concrete grout.

The hurricane block is six times stronger than wood-frame construction and can withstand high winds up to 250 mph.

Modern Tile Roofing Comes Standard

What else makes a modern house economical but also energy efficient?

If you want a hurricane-resistant fortress, a DiVosta Home at Terra Walk also features professionally engineered roof trusses with hurricane tie-downs for wind protection.

During Hurricane Ian in 2022, Babcock Ranch suffered minimal damage. Some trees were blown over and asphalt shingles flew off roofs.

DiVosta ups the ante on modern Florida homes by offering tile roofing as standard on all homes. You don’t have to pay extra for extra protection. The roof engineering, specifically the trusses, also adds to the DiVosta fortress factor.

The trusses are the engineered, prefabricated structural framework of the roof, typically made of timber or steel.

Dailey adds that the trusses not only make the modern homes more stable but also energy-efficient.

“The trusses have to be built a certain way because they’re heavy,” Daily adds. “The trusses have to be built even tighter than a traditional home to withstand all that weight on top. The tile roofs…because [they’re] so thick, it’s such a thicker layer, it helps prevent air seeping through.”

Modern Full-Design Studio Allows Total Customization

“Something modern that’s been added in the last three to four years,” Dailey says. “We just went through our design features this year and elevated everything. Took it to the next level.”

Terra Walk buyers can visit DiVosta’s full-design studio in Bonita Springs, meet with a designer and go through each modern feature in the home, even fully customize the pool with builder Aragon.

“It’s one of the best things about us is the fact that if you’re looking for something specifically, there’s really a great chance I have it somewhere,” adds Dailey.
