How the two costs work
HOA, billed monthly
Your HOA dues cover the BRRA (community-wide internet, lifestyle events, pools and landscaping) plus any neighborhood, condo or maintenance, and amenity fees. Some communities add a sub-association. The calculator totals every line into one monthly figure.
CDD, billed yearly
The CDD assessment funds the district that built the roads and infrastructure. It lands once a year on your property tax bill and splits into operations (ongoing) and debt service, which ends about thirty years after the home is built.
