This site exists to help you research Babcock Ranch and, if you want, to put you in touch with our team. The information involved is what you would expect: what you type into a form, plus basic first-party notes about how visitors arrive at and use the site. There are no advertising trackers on the site, we do not use cookies, we do not buy data about you, and we never sell or rent your information to anyone. What you share with us

When you fill in a form — to get pricing, schedule a tour, get matched to a community, or ask a question — we receive what you enter: typically your name, email address, phone number, moving timeline, and anything you write in a message. Booking a tour through our scheduling tool, calling, or texting shares the details you provide there in the same way.

You never have to hand over contact details just to browse. Every page of the site — models, neighborhoods, fees, the calculator, the journal — works without an account and without giving us any personal information.

What the site notices on its own

We built our own small, first-party measurement system instead of installing third-party analytics or ad trackers. When you visit, the site stores a random identifier in your browser — a meaningless string that is not your name, email, device fingerprint, or anything traceable to you until you choose to submit a form.

Tied to that random identifier, we note how you arrived (the referring site and any campaign tags or ad-click codes in the link you followed, such as utm_ or gclid parameters), the page you landed on, and a few meaningful actions like tapping the call button or booking a tour. If you arrived through a link shared by a specific agent, we note that too, so the right person follows up. This tells us which of our marketing actually helps people — nothing follows you around the rest of the internet.

How we use your information

We use what you share to do the thing you asked: answer your question, send floor plans and pricing, match you to communities, and arrange tours. We use the first-party visit data to understand which pages and campaigns are useful and to improve the site.

We do not sell or rent your information, ever. We do not share it with other real-estate teams, lead resellers, or advertisers. We contact you about your home search — not to spam you.

Text messages & phone verification

When you submit a form that includes your phone number, we send a one-time text message code to confirm the number is really yours — this keeps fake submissions out and protects you from someone else using your number. After that, we may call, text, or email you about your inquiry. Message and data rates may apply and message frequency varies. Consent to texts is not a condition of buying anything, and you can reply STOP to any message — or simply tell us — to stop hearing from us.

Where it lives & who can see it

Your information is stored in a secure, access-controlled database and is visible to our team, who use it to work your inquiry. Like nearly every website, we rely on a small set of service providers to run: secure database and website hosting, a phone-verification service that delivers the one-time code, a scheduling service if you book a tour, and our own workflow automation that routes your inquiry to the team. Each provider processes only what its job requires.

Beyond those providers, we disclose personal information only when a law genuinely requires it, or as part of our obligations to our brokerage. That is the whole list.

Cookies & browser storage

The site itself sets no cookies. It uses your browser's local storage for a handful of small entries: the random visitor identifier and arrival notes described above, and housekeeping flags such as remembering that you already closed a popup or submitted a form. These entries stay in your browser; you can clear them at any time through your browser settings, and the site keeps working.

Embedded third-party tools — YouTube videos, the tour-scheduling widget, and virtual tours — are separate services that may set their own cookies under their own privacy policies when you interact with them.

How long we keep it

We keep inquiry records while we are actively helping you and for as long as they remain useful for the follow-ups you asked for — home searches often span years, and people regularly come back to us long after a first question. If you ask us to delete your information, we will (see the next section).

Your choices & requests

You are in control of your information. At any time you can ask us to:

  • Stop contacting you — reply STOP to a text, or just say so by phone or email
  • Send you a copy of the information we hold about you
  • Correct something that is wrong
  • Delete your information from our records

Children

This site is about buying homes and is directed at adults. We do not knowingly collect personal information from anyone under 18, and if we learn we have, we will delete it.

Security & changes to this policy

We protect your information with access controls, encrypted connections, and by collecting little in the first place — the best protection for data is not holding data you do not need. No website can promise perfect security, but if a breach ever affects your information we will tell you promptly.

If our practices change, this page changes with them and the date at the top is updated. Meaningful changes will be visible here before they apply to you.
