Terms of use
The ground rules for using babcockranchnewhomes.com — written in plain English, the same way we talk about homes. Short version: the site is a free research tool, prices change, and talking to us costs nothing and commits you to nothing.

Who we are, and what you agree to
This website is operated by Team John Garuti, a real-estate team brokered by eXp Realty®, serving buyers and sellers in Babcock Ranch, Punta Gorda, Florida. By browsing this site, using its tools, or submitting a form, you agree to these terms of use. If you do not agree with them, please do not use the site.
These terms apply to everything on babcockranchnewhomes.com, including the model catalog, neighborhood guides, the HOA and CDD calculator, the journal, and every lead or tour-request form.
Pricing, availability & information
Everything on this site is provided for general information and research. New-construction pricing, incentives, availability, floor plans, square footage, HOA dues, CDD assessments, tax estimates, and community details change constantly — often faster than any website can keep up with. Builders can and do change plans, elevations, and pricing without notice.
Nothing on this site is an offer to sell real estate, a guarantee of price or availability, or a substitute for verifying details directly with us, the builder, or the community. Calculator results and any dollar figures shown are estimates only, not quotes. Always confirm current numbers before making a decision.
Browsing does not make us your agent
Reading this site, using its tools, or sending us a message does not create a realtor-client or agency relationship. Representation begins only when you and our team sign a written agreement. Until then, information we share with you is general in nature and not tailored professional advice — legal, tax, lending, or otherwise. For those questions, talk to the appropriate licensed professional.
We are independent of the developer & builders
Babcock Ranch New Homes is an independent real-estate team. This is not the official website of the Babcock Ranch developer or of any home builder, and nothing here is published, approved, or endorsed by them. That independence is the point: it lets us tell you the good, the bad, and the ugly about every builder and neighborhood.
Babcock Ranch® and all community, builder, and product names, logos, and marks that appear on this site are trademarks of their respective owners and are used for identification and commentary only.
Using the site & contacting us
You agree to use the site lawfully and honestly: give us accurate information in forms, and do not scrape, harvest, copy at scale, disrupt, or attempt to gain unauthorized access to the site or its data.
When you submit a form with your phone number, you consent to us contacting you about your inquiry by phone, text message, and email — including a one-time SMS code used to verify your number. Message and data rates may apply, message frequency varies, and consent is not a condition of buying anything. Reply STOP to any text to opt out, or just tell us and we will stop.
Photos, video & written content
The articles, videos, photography, tours, data compilations, and design of this site are owned by or licensed to Team John Garuti unless credited otherwise. You are welcome to share links to our pages. Republishing, copying, or repurposing our content — in whole or in part, including for training or feeding other websites — requires our written permission first.
Third-party links & embedded tools
The site links to and embeds third-party services — builder websites, YouTube videos, Calendly scheduling, virtual tours, and similar tools. Those services belong to their owners, operate under their own terms and privacy practices, and are outside our control. A link from our site is a convenience, not an endorsement, and we are not responsible for what happens on someone else's site.
Disclaimers & limits on liability
The site is provided as-is and as-available, without warranties of any kind, express or implied — including accuracy, completeness, and fitness for a particular purpose. To the fullest extent Florida law allows, Team John Garuti, its agents, and eXp Realty® are not liable for decisions made in reliance on this site or for indirect, incidental, or consequential damages arising from its use. Your sole remedy if you are unhappy with the site is to stop using it — though we would rather you tell us so we can fix it.
We support and comply with the federal Fair Housing Act and equal-opportunity housing. We never discriminate on the basis of race, color, religion, sex, disability, familial status, or national origin.
Changes to these terms & governing law
We may update these terms from time to time as the site grows; the date at the top reflects the latest revision, and continued use of the site after a change means you accept the updated terms. These terms are governed by the laws of the State of Florida, and any dispute belongs in the state or federal courts serving Charlotte County, Florida.
